Dominium began construction this fall on the Legends of Blaine.  Legends of Blaine is a 192-unit independent senior (50+) apartment complex located on the corner of 109th and Lexington in Blaine.  The facility will provide a mix of one, two, and three-bedroom units. The building will include amenities such as a community room with fireplace, fitness center, theater room, card/craft room, a landscaped outdoor seating area overlooking a pond, and heated underground parking. 

A growing trend in the market for this type of construction is the use of precast foundation walls.  Precast is the perfect product for winter conditions as it does not require supplemental on-site heat to cure.  High-density impermeable precast foundation walls offer a speed of construction that shortens the overall project construction time.  Precast foundation walls also have the capability of offering a wide range of finishes such as color, thin brick, and a multitude of form liners to mimic natural stone or block.

Originally designed with site-cast foundation walls, Molin’s design-build team was able to show how easy it is to convert the system to precast without a major overhaul of the original construction documents.  Dominium, BKV, and CBS representatives toured an existing site with Molin precast foundation walls and were immediately impressed with the quality of the product, and the overall flexibility precast offers.  Stu Bestal President of CBS construction stated “This system is slick.  The speed of construction is impressive as well as the quality of the product.  We plan to push hard for Molin to supply precast foundation walls on future projects with underground parking”.

With a variety of exterior finishes, speed of construction, and flexibility of design, precast foundation walls are gaining market share over traditional methods such as block, and site cast.  At the current pace, this growing trend will soon be the norm and benchmark for high-end apartments with underground parking.
